A lease has been approved on documents for a hundred years, because documents were hard to fake. A perfect pay stub now costs nothing to make. What is far harder to fake is a year of rent that left a real bank account, insurance kept in force, and a home handed back in good order. VFIntel keeps that record. It follows the renter from lease to lease, and the landlord, the bank, the insurer and the credit company can all read it.

What VFIntel does

Six regulated domains, one financial record, one place they all meet.

It checks who the renter is, and keeps checking every month through what they pay. It collects the rent by bank transfer and splits one payment between the landlord, the insurer and the utility. It puts the insurance the lease requires in place at signing. With the renter's permission it reports the rent, so paying it builds credit. It follows the rental rules of each province and state. And when an outside system asks, it answers with permission, and says no with the reason attached.

Why it matters

A landlord can no longer tell who is real, and the renter who is real cannot prove it.

AI writes a perfect pay stub, bank statement or reference in seconds, so the documents a lease has always been approved on are worth very little. The honest renter pays for that too: twelve months of rent paid on time counts for no more than a file somebody made in a minute.

We record the money as it moves, so the honest renter has something to show and the landlord has something to check. And when a payment or an application cannot go ahead, we say why and show the proof, instead of just saying no.

Where we fit

AI is taking the part of everyone's job that anybody can now rebuild over a weekend. What is left is the part that needs a licence, capital or a set of keys.

It is happening to the property manager, the accountant, the identity checker, the insurer, the bank and the credit bureau at the same time, and to the software vendor and the credit company beside them. None of them chose it. Anyone with a cheap laptop and a monthly subscription can rebuild much of the software each of them sells. So each of them is working out which part of their job survives, and while they do, the renter pays for every gap that opens between them.
